1. Overview
This release covers the five things managers ask about most: payment proof you can attach to a transaction, reminders for when furniture is due for service, manager accounts that can be labelled and managed by the owner directly, a record of when each account was last used, and expense reports you can view for any month.

Every change is additive. No existing data needs adjusting, and no existing workflow stops working.
2. Image proof on transactions
When adding a transaction, you can now attach a photo of the receipt or transfer confirmation.
What you can do
- Upload one image directly in the Add Transaction form, with a preview before you save.
- JPG, PNG, GIF, or WEBP up to 1 MB — the same limit as every other image upload in Simko.
- The proof appears as a card on the Transaction Detail page and can be clicked to view at full size.
- Proof is deleted automatically when its transaction is deleted, so no orphaned files are left behind.
Worth knowing
Attaching proof is optional, and that's a deliberate choice. Plenty of boarding house payments are taken in cash on the spot and genuinely have no proof at all. A transaction without an attachment isn't broken data, so Simko won't force you to upload something that doesn't exist.
Not in this release: the Add Instalment form can't attach proof yet, and the transaction list doesn't show a "has proof" marker — for now, proof is visible from the detail page.
3. Furniture service reminders
Simko has long been able to work out when a piece of furniture is due for service, but that number was only visible if you opened the Rooms page. Now Simko tells you.
What you can do
- A notification bell in the top right, on every admin page, with a badge showing how many reminders are unread.
- Status colours you can read at a glance: red for overdue, amber for approaching.
- Each row has a Log service link that opens that item's service history directly, plus Mark as read and Mark all as read.
- A "Furniture Needing Service" card on the dashboard shows the 5 most urgent.
Worth knowing
- The count uses days in use, not calendar days. For furniture inside an occupied room, what's counted is the number of days the room was actually occupied. An empty room doesn't advance the count. That's why the text reads "5 days of use left" rather than "5 days left" — on a room that's currently empty, that could mean months from now.
- Common area furniture is included (dining room, shared bathroom), and there the count does use the calendar. Common area items are the ones that most often need servicing.
- Marking something read doesn't silence it forever. The reminder comes back once the service is logged and the next due date arrives, or if its status rises from approaching to service needed.
- Items already read stay visible, just dimmed. Marking as read only clears the badge; the furniture still needs servicing until the service is logged.
- Read markers belong to the property, not to an account. If two admins share one property, one marking an item clears it for both — so they don't do the same job twice.
- Furniture without a service interval, and furniture in a room that has never been occupied, won't appear. There's nothing to count yet.
These reminders appear inside the app. This release doesn't send them over WhatsApp or email.
4. Account labels & the default account
Manager accounts can now carry a label such as "Owner" or "Night Guard", so the account list is readable without memorising which email belongs to whom. Owners can also manage their own property's manager accounts straight from the Profile page, without contacting us first.
What you can do
- A Property Manager Accounts card on the Profile page: add an account, edit its label and email, and revoke access.
- One account is marked as the default account — an anchor account that can't be edited or revoked, shown locked with a padlock icon.
- The number of accounts follows your property's subscription quota.
Worth knowing
What you manage here are login credentials, not just a list of notification addresses. Simko uses an allowlist: an email with a row here may sign in, and an email without one is rejected. Adding an account here is the same as handing someone a key to your property.
That's why a few actions are deliberately refused:

Two things happen automatically so a property never loses access: the first account of a property becomes the default account, and if the default account is revoked, another account that can still sign in is promoted in its place.
5. Last login record
Before this release, the only available information was "has signed in" or "has never signed in" — and that marker was written once at first login and never changed again. An account last used two years ago looked identical to one that signed in this morning.
What you can do
- Last login time appears on the Property Manager Accounts card on the Profile page, both in readable form ("3 days ago") and as the exact date and time.
- Recorded for every kind of user, including tenants who sign in through the form.
Worth knowing
There are three states shown, not two:

Telling those last two apart matters. Collapsing both into "never signed in" would make an account that's been active for years look dead, and put it at risk of being revoked as unused.
We deliberately don't backfill older accounts. The only number available for an old row would be invented, and an invented timestamp that looks certain is more misleading than admitting the record doesn't exist yet.
Not in this release: only the time is recorded, not the device or location.
6. Grouped expenses & month filter
Two improvements on the Cash Summary tab of the Transaction Report page.
Grouped Expenses
Expenses that share the same category and description are now collapsed into a single row, sorted from the largest amount down. So whatever absorbs the most money reads at the very top. Click a row to open its members: date, room or facility, source, and each individual amount.
Grouping is tolerant of how you type. Double spaces are collapsed and case is ignored before comparing, so "Water Bill", "water bill", and "Water Bill" count as one thing — what's displayed is still the original form.
One thing to know: grouping reads the description text you type yourself. A description containing a month name, such as "Water Bill July" and "Water Bill August", won't group. If you want a recurring monthly bill to read as one thing, just write "Water Bill" — the month is already in the date column.
Month filter
There's a new period mode, Pick a month, with separate dropdowns for month and year. Previously the "Monthly" preset only ever meant this month; to see July you had to switch to interval mode and type both month boundary dates by hand.
- The year dropdown only offers years that actually have data, from your earliest record up to this year.
- The filter applies to income and expenses at once, so the net figure always comes from a single consistent period.
- The Print buttons (CSV, Excel, and PDF) inherit whatever filter is active. The printed page itself stays flat with nothing to click open — on paper everything has to be visible at once.
- Pick a month was added to the "All Transactions" tab too, so the filter you set on Cash Summary doesn't vanish when you switch tabs.
7. Dark mode fixes
Some notification rows appeared without a background in dark mode, which made their text hard to read. That's fixed, along with a handful of menu and button hover colours that weren't adapting when dark mode was on.
Nothing is required from you. The fix is purely visual and doesn't touch data.
8. Questions you might have
Do I need to update anything? No. Everything above is already live on your account.
Is there an extra charge? No. This release is included in your current subscription.
Does any of my existing data change? No. Every change is additive: new fields that stay empty for older records, with no existing value overwritten or recalculated.
Why don't service reminders show up for my property? Reminders only appear for furniture that has a service interval set and sits in a room that has been occupied. Check the Furniture tab on the Rooms page to fill in the interval.
